NZX LISTING: Senior Trust is seeing growing opportunities for investment

Senior Trust is an experienced specialist lender to the retirement village industry. In December 2015, Senior Trust Management Limited launched the Senior Trust Retirement Village Listed Fund [NZX: SRF] on the Main Board of the NZX, one of only 20 Main Board listings in the past three years. The Senior Trust Retirement Village Listed Fund, a unit trust, makes loans to carefully selected, well-located and soundly run retirement villages and aged care facilities. Senior Trust limits loans to a maximum of 60% of the value of the retirement village or aged care facility as determined by an independent registered valuation.

Senior Trust Capital has a strong track record and reputation in the sector, which by necessity is experiencing rapid growth: the number of people of ‘retirement age’ will double by 2025, and to meet the need Auckland alone will need another 140 large-scale villages and sector investment of $7 billion. Just to keep up with population growth and aging, 13,000 new retirement village units need to be added to the stock each year. The listing of the Senior Trust Retirement Village Listed Fund will offer a maximum of 45 million units at $1 per share.

Senior Trust director Scott Lester told the National Business Review about the factors that motivated the listing, including the rapid growth of the sector and urgent need for increased funding for operators. Good Returns reported on how Senior Trust achieved the listing. In addition, in January 2016 the New Zealand Herald published an opinion piece on the retirement industry sector by John Jackson, an executive director of Senior Trust.
